Our 'Resources' section has a GUIDE that walks you through the process of listing your home, from setting the price to taking pictures to everything in between. We even touch up your pictures or video if you need it - all at no additional cost!

Once the information is submitted, we will send you a welcome packet with a YELLOW 'For Sale' yard sign and your key lockbox. Your home will "go live" online once the lockbox is activated.

We will also schedule a home inspection, appraisal or price estimate, and possibly a title search before your home is "live". There is no cost to you for these unless you pull your home off the market before it sells. More information on this can be found in our PRICE section.

Virtual visits

Use the YELLOW videochat tool to give guided tours of your home

Virtual home tours are becoming more common than in-person visits.

With YELLOW, you're able to give guided tours of your home using the video function on your phone. We’ll set up a video portal between you and the buyer, so the buyer can communicate with you as you walk through your home.

Only qualified buyers will be able to tour your home.

It’s not a problem if you’d rather not offer virtual visits. Instead, sellers can upload a video walkthrough of the home so buyers can get a feel for the home.



In-person visits

Online Scheduler and Lockbox

We provide you with a digital lockbox for the home's key and an online scheduler to track appointments.

You can set the times your home is available to visits (this is not disclosed to the public for security reasons) and potential buyers can also request times to visit.


Visit Types

  • With you present - Potential buyers will visit your home with you present. You can either leave the door unlocked or have them use the lockbox to retrieve the key.

  • Without you present - Potential buyers will use the digital lockbox to retrieve the key. This will record their entry. Visitors will not be strangers – every visitor to your home will have submitted identification and a preapproval letter before they are able to visit.

  • Live video tour with YELLOW - The video tour with YELLOW is where potential buyers use the video function on their phone to connect with YELLOW as we take them on a guided tour of the home.

    Visitors will still use the digital lockbox to retrieve the key and will have submitted identification and a preapproval letter before they are able to visit.

    *TENTATIVE POLICY* YELLOW provides one free video tour per week (the week ends at 8pm on Sunday). Every additional tour is $10 and will be charged to your payment info on record.


Safety

The visitors to your home are not strangers off the internet. To be able to visit any property, all potential buyers are required to submit proof of identification which we verify. If there is a problem with your home after a visit, we will know who was in your home and when.

The potential buyer receives a unique password to open the box, recording who is present in your home and at what time, making it a great security feature.


Qualified Buyers

YELLOW offers a unique feature where only qualified buyers are able to visit your property. All potential buyers must be preapproved for a mortgage or have other funding methods verified, and you are able to set the threshold a buyer must meet to visit your property. That way your time isn't wasted and you can feel comfortable that only serious buyers are visiting your property.

For example, say you list your home for sale at $300,000. You can specify that you only want buyers preapproved for $270,000 or more to visit your home.

Depending on the source of funding for the buyer, it could take several weeks before you are able to close. We'll keep you updated on the progress, though. As soon as we know, you'll know.

The listing price is the most important factor in selling your home.

We will either order a home appraisal, where the cost will ultimately be paid by the buyer, or we’ll complete a complimentary price estimate (also referred to as a comparative market analysis).

Pictures are the most important part of your listing, so good pictures are essential.

YELLOW uses professional software to create more flattering and realistic pictures for homes listed with us. We only do minor touch-ups because we believe some photos are edited so much that they don't reflect the home's actual condition.

Here are a few examples of photographs that were taken under less-than-ideal conditions and how we were able to touch them up.


We can straighten the image and remove reflections.


Here we sharpened up the picture and removed a few distracting items. Can you see the differences?


In this picture we removed the reflection and cleaned up the colors.







The remaining pictures were taken with a basic camera in a home with no power - and therefore no lights. We adjusted the colors and straightened the images.




Sellers have the ability to upload a video walkthrough of their home.

A simple video taken with your phone will work. YELLOW uses professional software to adjust the video and create a more flattering and realistic picture.

Below is a side-by-side comparison video of before and after our adjustments. We remove bumps and vibrations, clear up the picture, adjust coloring, add room captions, and include neutral music.

To keep them safe, every user has their own integrated Dropbox document storage area, where personal files are securely kept. This keeps your personal info off our servers and your privacy protected.

FAQ's



You pay nothing until you close. At that time, you can pay out of pocket or pay out of proceeds from the sale of the home so there is no out-of-pocket cost.



YELLOW only charges $699 to buy and $699 to sell. That’s all we make.

There are no additional costs to the seller unless they decide to pull their home from the market. We cover several costs before you sell your home – like the lockbox and inspections. Since these inspections can cost more than what we charge you, that would leave us in a very big hole. Therefore, our policy is that the seller is responsible for the costs until closing.

Likewise, the lockbox is property of YELLOW and will be returned after closing (we provide a way to return the device at no cost). If the lockbox is misplaced or damaged and unoperable, the cost for the device will be paid by the seller.



No. Your home will still appear on our map, as well as websites like Zillow and Trulia (most home shoppers search on these sites, anyway).



No home is ever completely safe during visits, even with an agent present. We’ve taken steps to verify the potential buyer is who they say they are and are qualified to visit your property and the opening of the key box tells us what time they were there. If you notice something amiss after a visit, call your local law enforcement and we can provide the name and time of your visitors.
